The largest rezoning application on tonight’s Prince William County Planning Commission agenda is for Bell Air Estates, a 10-acre residential proposal on Spriggs Road.
Classic Concept Builders has plans for 31 homes on the land behind the Staples Mill Shopping Center between Minnieville Road and Stratford Glen.
County planning staff recommends approval of the project, despite citing a weakness in the plans, which include building houses near underground gas lines.
The Planning Commission makes recommendations for the Prince William Board of County Supervisors, which can give final approval on land use cases.
The Commission meets tonight at 7:30 p.m. in the board chambers of the McCoart Administration Center, One County Complex Court.
Also on its agenda is an application to rezone about 4 acres of land on Cardinal Drive in the Dumfries district.
Nine houses are proposed for the Yarborough property, which is 830 feet west of Beau Ridge Drive and Beau Ridge Estates.
In another application, sidewalks that connect Aurora Drive to Gideon Square and Prince William Square would be replaced with houses if the rezoning application for Aurora Estates is approved.
Mid-Atlantic Planning and Engineering Services applied for a rezoning to build six houses at Aurora Estates.
They are planned for the end of Aurora Drive near Gideon Square.
Planning staff recommends approval of the plan even though it identified several weaknesses in the plan.
A screen should be installed to shield the view of high voltage power lines from the houses, according to planning documents.
The developer has shown no buffer on the 30 feet between the lots on Aurora Drive and the power lines.
The elimination of the sidewalk is also a weakness, according to planners.
The commission is also scheduled to hear three requests for special use permits.

Avis Rent-a-Car needs a special permit to operate a car leasing business inside Sears Auto Center inside the Manassas Mall.
Wachovia Bank requested a special permit to build a drive through bank at Port Potomac, a development currently under construction in Woodbridge. The bank is proposed for the east side of U.S. 1 at Port Potomac Avenue.
